New industrial development announced for Mesa’s Gateway Area

Today, Bird Dog Industrial announced Power 202 Business Park, a 330,000-square-foot Class A industrial park on approximately 19 acres on Power Road just north of Loop 202 in Mesa's Gateway Area.

"We welcome Bird Dog Industrial's Power 202 Business Park as an important addition to Mesa's Gateway area," Mayor John Giles said. "With its flexibility to accommodate a variety of business types, the new development is well suited to serve many of the burgeoning industries in the East Valley."

The development will include three buildings designed for office, warehouse, and light industrial uses divisible into spaces from 5,000 to 146,000 square feet. Building A, with frontage on Power Road directly north of Roberts Tire Sales, will include 70,000 square feet of space and is well positioned for businesses interested in retail quality exposure along a major arterial road. Buildings B and C, 146,000 square feet and 114,000 square feet respectively, will cater to businesses including last-mile distributors and light manufacturers, which are on the rise in the southeast valley. Each building is designed with varying clear heights, building depths, and quantities of dock high and drive-in doors in order to provide maximum flexibility to businesses in the Mesa Gateway area.

Given its prominent location along Power Road, Power 202 Business Park was designed to be architecturally appealing including enhanced landscaping, additional glass storefronts, and fa?ade accent lighting. The development will also include improvements to Power Road including street widening, sidewalks, and intersection improvements designed to improve safety and reduce the impact of increased traffic flow along Power Road.

Construction will begin November 2020 and will be completed by October 2021. Once built, Power 202 Business Park will be visible from Loop 202 with freeway access from Power Road.

"Power 202 Business Park will be a tremendous addition, bringing more than 300,000 square feet of available Class A space to the Gateway area," District 6 Councilmember Kevin Thompson stated. "This is a prime location, in the heart of an opportunity zone, and I am excited to see the continued growth of this employment corridor."

The new industrial development sits just northwest of the Phoenix-Mesa Gateway Airport and within one of Mesa's federally designated opportunity zones. Opportunity zones allow investors to defer and potentially reduce taxes on capital gains, so long as the gain is reinvested in a qualified opportunity fund that invests in a qualified opportunity zone.
